Terms & Conditions

1. Introduction

These Terms and Conditions govern your booking and stay at Sarti Thea Boutique Hotel ("the Hotel", "we", "us", or "our") located in Sarti, Halkidiki, Greece. By making a reservation with us, you agree to be bound by these terms.

2. Reservations

2.1 Booking Confirmation

A reservation is considered confirmed when:

  • You receive a written confirmation (email) from the Hotel
  • Any required deposit has been received

2.2 Accuracy of Information

You are responsible for ensuring that all information provided during the booking process is accurate, including the number of guests, arrival and departure dates, and contact information.

3. Rates and Payment

3.1 Room Rates

Room rates are quoted in Euros and include:

  • Accommodation for the specified number of guests
  • Daily breakfast (where applicable to your rate)
  • All applicable taxes (VAT, municipal tax)

3.2 Payment Methods

We accept the following payment methods:

  • Credit cards (Visa, MasterCard, American Express)
  • Debit cards
  • Bank transfer (for advance payments)
  • Cash (Euro)

3.3 Deposit

Depending on your booking type and season:

  • A deposit of 30-50% of the total stay may be required at the time of booking
  • The remaining balance is due upon check-in or as specified in your confirmation

3.4 Incidental Charges

Any additional charges incurred during your stay (minibar, damages, etc.) must be settled before departure.

4. Cancellation Policy

4.1 Standard Cancellation

  • 14+ days before arrival: Full refund minus any processing fees
  • 7-13 days before arrival: 50% of the deposit will be retained
  • Less than 7 days / No-show: Full deposit will be retained

4.2 High Season / Special Periods

During peak season (July 15 - August 31) and Greek holidays, stricter cancellation terms may apply:

  • 21+ days before arrival: Full refund minus processing fees
  • Less than 21 days: Full deposit will be retained

4.3 Non-Refundable Rates

If you book a non-refundable rate, no refund will be provided for cancellations or early departure.

5. Check-In and Check-Out

5.1 Check-In

  • Time: From 14:00 (2:00 PM)
  • Valid identification (passport or ID card) is required for all guests
  • Early check-in may be available upon request and subject to availability

5.2 Check-Out

  • Time: By 11:00 (11:00 AM)
  • Late check-out may be available upon request and may incur additional charges
  • Failure to vacate the room by 14:00 may result in a charge for an additional night

5.3 Early Departure

No refunds will be provided for early departure or unused nights.

6. Guest Conduct

6.1 House Rules

Guests are expected to:

  • Behave in a respectful manner towards staff and other guests
  • Not disturb other guests, especially during quiet hours (23:00 - 08:00)
  • Not smoke inside the rooms (designated smoking areas are available)
  • Not bring pets without prior arrangement
  • Not bring outside food or beverages to public areas

6.2 Damages

Guests are liable for any damage caused to the hotel property during their stay. The cost of repairs or replacement will be charged to the guest's account.

6.3 Right to Refuse Service

The Hotel reserves the right to refuse service or remove any guest who violates these terms, behaves inappropriately, or poses a risk to staff or other guests. No refund will be provided in such cases.

7. Hotel Liability

7.1 Valuables

The Hotel is not responsible for loss or theft of personal belongings. A safe is available in each room for valuables.

7.2 Limitation of Liability

The Hotel shall not be liable for any indirect, incidental, or consequential damages arising from your stay, except where required by law.

8. Force Majeure

The Hotel shall not be liable for any failure to perform its obligations due to circumstances beyond its reasonable control, including but not limited to natural disasters, pandemics, government actions, or strikes.

9. Children

  • Children of all ages are welcome
  • Children under 2 years stay free of charge in existing bedding
  • Baby cots are available upon request (subject to availability)
  • Children must be supervised by parents or guardians at all times

10. Governing Law

These Terms and Conditions are governed by Greek law. Any disputes shall be subject to the exclusive jurisdiction of the courts of Thessaloniki, Greece.
